Government Moral Risk and the Historic Housing Bubble
Feb 16th
One of the main reasons for the extremely low quality mortgages that fueled the housing bubble was the ability of banks to dump these loans onto the taxpayers. Loans were sold to Fannie Mae and Freddie Mac, as well as falsely made to qualify for Federal Housing Administration insurance programs. When the government created these programs in order to allow banks to shift risk from the financial companies themselves to the government, moral risk was created and, not surprisingly, banks took advantage by creating more bad loans. Combine this with the easy money policies of the Fed in the 2000s, and no wonder so many bad loans were created and then shifted to government to clean up. If you want to know more about real estate, finance, law, or Obscured glass, see here. Smaller independent mortgage originators were able to hand out loans with very shady documentation and the largest banks in the country bought up these bad loans knowing they would be transferred almost immediately. The banks also knew that any problems in the loans could be handed off to the government institutions, and any huge problems with the loans they retained would end up in a massive bailout of the financial system. After all, the government stepped in to bail out the financial and banking sectors every other time in the past that there were risks to the largest institutions. Of course, the banks were corrupt. But they relied on government institutions and regulations to absorb as much of the corruption as possible. In fact, you could say that these exact same institutions were a primary cause of the housing bubble and its collapse, along with the money printing going on at the Fed. This is why you should really try to find trustworthy companies for all of your financial and professional services needs, including Deed in lieu of foreclosure, rather than rely on corrupt banking institutions, politically-connected lawyers, or simply poorly run businesses hoping for an eventual bailout.
Foreclosure Crisis Still Dragging Down Home Values
Feb 13th
As the foreclosure crisis has gone on, one of the big problems has been so many empty houses filling communities. These foreclosed homes are often owned by banks, which means that they will never be maintained and are simply abandoned and ripe for looters or squatters. For more info on Duct cleaning Milwaukee Wisconsin, click here. Even as foreclosures drag down overall property prices in an area, people sell and move out when they can. Although housing comes down to a more affordable level, the bursting of the real estate bubble has turned a fair number of middle class neighborhoods into borderline ghettos. Police and other government services are cut back due to foreclosures, as property values go down and property tax revenues fall, which just leads to even more increases in crime and squatting in areas hardest hit by foreclosures. The stress of foreclosure can also have health consequences, so see our Austin sciatica site for more information.
Will Hillman Be Able to Be Contained? Preview of R+L Carriers Bowl
Dec 15th
The Louisiana Superdome comes alive on December 17th when the R+L Carriers New Orleans Bowl starts. The San Diego State Aztecs take on the Louisiana-Lafayette Ragin’ Cajuns in a battle for the championship. The Aztecs come into play with an 8-4 record and a 4-3 record in their MWC. The Aztecs average 29.8 points per game on offense and 24.4 points per game on defense.
The Aztecs are headed up by senior QB Ryan Lindley (2,740 yards – 52.5 completion pct – 20 td’s / 8 int – 122.9 rating). The running game is in competent hands with star sophomore running back Ronnie Hillman (287 carries – 1,656 yards – 19 td’s). Hillman had a 99-yard touchdown run in a game against Wyoming on October 29th. Hillman reminds many of previous Aztecs phenom and newest NFL Hall Of Famer Marshall Faulk who also ran all over the field against opposing teams in the early 1990′s.
The Ragin’ Cajuns defense will have their hands full in attempting to slow down Ronnie Hillman on the ground. Both defenses will definitely get a workout in this shootout of two impressive squads. The two-way threat of Gautier versus the ground game of Hillman will be on display. Both teams will work to put a lot of points on the board in this classic.
Money Printing to Fuel New Economic Bubble
Nov 14th
For millions of Americans, the past half decade were miserable years, and 2011 has not gone well at all. The employers they work for have gone through several rounds of firings, a steep decline in sales, and a number have filed for bankruptcy or been bailed out by the government or bought out. Not only have merit raises not been given, many people have been offered a pay decrease in lieu of being fired outright.
The feeling is that, “at least I have a job.” Unfortunately, many peoples’ jobs often do not pay the bills, or allow for any type of career advancement. It leaves Americans wondering how they can find a better paying job in today’s poor employment market. The great news is that it seems like the labor market may be giving signs of life in the future.
The government has been creaint money like there’s no tomorrow, and the job market may finally be turning around. Although this could well possibly be a fabricated recovery and the beginning of a new bubble, it will be a good idea to keep an eye out for any good job openings. Companies will finally start hiring again, especially since local and state governments have been firing public sector employees.
How MSM May Help With Back Pain or Joint Inflammation
Nov 11th
For patients suffering from back pain, there are a variety of supplements and pharmaceutical aids that they might take to reduce soreness or inflammation. While the usual products like aspirin, ibuprofen, and Vitamin C are all well accepted in reducing swelling and building up the body’s connective tissues and immune system, one substance that has not received as much attention in assisting people suffering from chronic pain is MSM.
Audio Video Equipment Rental Salt Lake City, UT
This substance may help back pain sufferers move better, withstand higher amounts of stress to their joints, start an exercise regimen again, or simply help them move and sit with less discomfort. MSM stands for methyl sulfonylmethane and is contained in small amounts in fruits and vegetables. It can be obtained from milk, onions, lettuce, other green vegetables, and other plants.
In fact, MSM can help to decrease the pain messages in the nervous system. It is useful as an anti-inflammatory in addition to an analgesic. One of the ways it does this is by binding to the fluid in inflamed tissues. It then helps to remove the fluid and swelling, thereby decreasing the body’s inflammatory reaction.
Back Pain and Damaged Spinal Discs
Nov 8th
A typical situation with spine discomfort is that people who suffer from it can generall place a finger or point to an area the problem is felt the worst. While this may point to where, in general, the tissues and nerves are inflamed more than typical, it is frequent that no real tissue damage is seen.
Thus, are the nerves just too excited or is there something that chiropractors are missing when examining pain in the back? Pain from an injured back can radiate far from the apparent source of the problem, even all the way down to the hips.
Between 1 and 3 percent of people show evidence of bulging discs, but this does not automatically cause pain. In fact, there are just as many people with a bulging disc who do not have back soreness as there are people who do suffer from problems. This begs the question, is having a bulging disc in the spine required at all for lower back pain, or is something different at work?
Texans and Jaguars Look to Improve on Dismal 2010-2011 NFL Seasons
Nov 1st
Following their disappointing performances last season, the Jacksonville Jaguars and Houston Texans are attempting to improve in 2011-2012, and they will face each other on the field in Week 8 of the NFL season.
Both teams were purely bad on defense last year, with the Texans 29th in points allowed and the Jaguars 27th. Both teams, again, have made a lot of progress on the defensive end through the first 7 weeks of this season.
In order to win, Houston will have to come out strong and build up a lead if they plan to keep the Jags out of the game for good.
How the Back Muscles Work to Prevent Injury
Oct 27th
It should come as no surprise to most people that one cause of lower back pain is a general weakness in specific muscles of the abdomen and the back regions. In order to pick up an object and carry it, numerous muscles are used to project force, while others are used to support the vertebrae and keep it in a position of low risk of injury.
If any of the muscles are under-used and weakened, in particular the lower back muscles, instability can result and a buckling of the spinal column can occur even when lifting light objects. Therefore, it is important to train all of the relevant tissues of the back to eliminate weaknesses causing instability.
In fact, no single muscle should generate too much or too little force or stability when stabilizing the back in a movement. The muscles must maintain the right balance in order to lift an object without causing disc herniation or straining connective tissues.
Static Stretching May Lead to Muscle Damage
Oct 18th
Many athletes have adopted stretching as a warm-up technique before they lift weights or perform a workout routine. Moreover, stretching has become almost mythical in the realm of fitness – stretch before you exercise to warm up, stretch after working out to cool down, and stretch even more if you are feeling injured or strained in any body part.
The commonly held ideas about stretching, however, are no more than myths not backed by experimentation, and may actually cause injury. For a number of reasons, it may be better not to stretch before exercising and instead in other techniques to loosen up. The first reason not to stretch is that the scientific community has found no evidence that it helps prevent tissue damage.
Arizona Auto Accident Attorney
Second, static stretching has been found to damage muscle tissues in athletes who engage in the activity. A final reason to throw out stretching before working out is that the activity can increase pain tolerance. This all indicates that stretching can cause tissue damage itself and then anesthetize the damaged muscle as the pain tolerance is increased.
Layaway Agreements Regaining Popularity, but What Happens if the Plan is Broken?
Oct 13th
A layaway plan allows buyers and companies to come to an agreement to put aside a particular product while the buyers make regular installment payments. Once the agreed-upon payments have been made in full, the consumers get to transfer possession of the item, and the seller can not dispose of the good while it is covered under the layaway plan.
However, there are a couple of issues that buyers should keep in mind before creating this kind of agreement with a business to purchase an item on layaway. For instance, what happens to the installments if the purchasers change their mind or fail to make the installment payments? Or what if the business goes into bankruptcy like Circuit City did?
In most situations of the buyer defaulting on the installments, the seller has no right to keep all of the money paid up to that point. If the purchase is never completed, the money may not be retained by the seller unless there have been damages as a consequence of the agreement being breached. But for most consumer items, this situation must be somewhat rare.
Legal Claims Against a Bank and FDIC Takeovers
Oct 11th
There are two main questions that should be clarified once a mortgage company goes out of business and is taken over by the FDIC. The first is whether or not all of the proper processes of the FDIC must be exhausted by the homeowners before they can have a court review their claims against the bank. The second is which claims against lender misconduct would even survive the special protections the FDIC enjoys.
In terms of the first concern, regulations dictate the administrative claims process that homeowners must use when a bank fails and is taken over by the government. In essence, the FDIC has the right to disallow claims brought by homeowners, but the agency must send out a notice informing them of homeowners’ right to present their claims within a specified amount of time (90 days from the date the notice is published). Then the agency has another 180 days to decide if it will reject the claim or not.
The second concern involes which claims would survive a bank takeover. The FDIC enjoys various protections against claims that might have been brought against the original lender, current mortgage holder, and servicing company. Debtors and their lawyers will have to address a number of concerns to determine if and what claims would survive.
Almost Everyone Shocked by Strong Showing from New York Giants in 2011
Oct 6th
Four games into the NFL year, the New York Giants are 3 -1 and tied for the division lead with the Washington Redskins, and the one person not shocked by this is head coach Tom Coughlin. Even though it is no secret that the veteran Coughlin is on the hot seat this season due to the Giants poor performances in the late part of the last two seasons, he is remaining very positive and optimistic despite his off season losses to free agency and his early season injuries.
Picking it up is precisely what the rest of the team has done, pulling out three fourth quarter victories. On Sunday, the G-Men came back from a 10 point hole in the final quarter, and pulled out a 31-27 victory against Arizona. The difference thus far this season has been a lack of turnovers. Quarterback Eli Manning threw a career high 25 interceptions last season. Thus far, Manning has only tossed two, a stat that will keep the Giants close to anyone on their schedule. Despite the loss of his two favorite receivers to free agency, Steve Smith and Kevin Boss, Manning has managed to flourish and find some new targets.
Both Mario Manningham and Victor Cruz have stepped up and showed important play capabilities in the early going this season. So how good could the G-Men be this season? No one knows. Things do look better, though, and when they return some of their injured roster to the defensive side of the ball, watch out, things could get rough for opponents.
How People May Have Back Pain Without Serious Tissue Injury
Oct 4th
Chronic back pain can be extremely hard to live with because, often, the signs of tissue damage or injury have little or nothing at all to do with the feelings of pain. While one person may have soreness and a slipped spinal disc, other people have literally no pain caused by a bulging or herniated disc or even more serious damage.
Some patients, however, develop discomfort while others do not even know that they have any tissue injury at all. Once back pain is felt, it can also be challenging for the patient and chiropractor to pinpoint where the problem is actually located. Too often, the feelings of soreness are experienced in a general area but do not relate well to any particular anatomical feature.
How to save a home from foreclosure
A painful lower back is a serious condition for many people, but the muscles, tendons, discs, and vertebrae of the spine may not indicate any signs of damage or swelling. But the pain persists. And discomfort, as it becomes more permanent over time, can spread from one area of the body to another.
Is it Still Possible to Get a Loan to Prevent Foreclosure?
Sep 30th
Foreclosure is an expensive undertaking for any mortgage company. But if they do not get any indication that the debtors wants to solve the problem, they will begin taking steps to foreclose on the house. For lenders, it all boils down to how they can get back the most money or avoiding losing any.
For the homeowners facing the loss of their property, a foreclosure loan may be what can help them save their properties. The place to start looking for a foreclosure loan is to request your current mortgage broker for referrals. In the past couple of years, mortgage companies and brokers have been seeing millions of foreclosed loans.
These lenders have often built working relationships with mortgage professionals that excel in finding in foreclosure loans. By getting their delinquent borrowers in touch with such a broker, they may see the loan being paid off through refinancing instead of foreclosure.
Injuries, the Nervous System, and Chronic Pain
Sep 27th
Over the short run, inflammation is beneficial for the body after tissue damage has occurred. The swelling and tenderness are indications of increased circulation and blood flow to the injured tissues.
Without this increase in blood flow, it would take much longer to heal from an injury, if total healing would be possible at all. Therefore, the body’s inflammatory reaction right after tissue damage that lasts for days or weeks is an attempt to protect the body part that has sustained the damage.
Changes to the nervous system after an injury, however, may be longer lasting, and quite possibly permanent. In some instances, the nerves may become more highly sensitive after being injured, as the brain and nerves scan the injured area for any further signs of danger, even long after the injury has recovered.
Spinal Cord Compression a More Serious Injury Than Common Back Pain
Sep 23rd
There are numerous causes of compression to the spinal cord. Adhesions are typically the source, although adhesions that occur outside the cord itself are more common than ones occurring within it.
Trauma can also cause compressive forces which lead to injury. Tumors and abscesses are another source which may result in pain developing over a few days or weeks.
A ruptured disc can also cause compression, as can protrusions of bone or cartilage into the spinal canal. Despite the fact that the vast majority of people living in the United States will experience some sort of back pain at some time or another during their lives, spinal cord compression is more rare but also much more debilitating.

How Does Eviction Work After a Foreclosure Sheriff Sale?
Aug 26th
Debtors still living in the house after the confirmation and redemption period will have an eviction action filed against them by the new owner. The steps of this process are determined by state law, as with most other aspects of the entire foreclosure.
It is vital for former debtors to look up how their state treats occupants remaining after a sale. Some states use the same procedures that are used to evict tenants from rental properties. Others, however, have special treatment for people staying in a foreclosed residence.
In any case, though, the bank or purchaser at auction must adhere to the proper procedures to evict the former owners. If the new owner attempts to follow an eviction process that is not allowed for former owners of a foreclosed property, the action may be thrown out of court until the correct steps are followed.
How Do Mortgage Servicing Companies Harm Homeowners?
Aug 25th
Regardless of how reasonable a loan product homeowners may have been given at the time of closing on a house or refinancing, things can quickly go from bad to worse if a predatory loan servicing company is involved.
These corporations are hired by large financial investment banks to receive payments on mortgages and keep track of all of the fees, as well as proceed with a foreclosure if need be. However, their first task is to maximize the profit of every loan they oversee, which may lead to cases of corruption and abuse.
The servicer eats up the equity through junk fees, and then turns a profit when the property is sold on the market after a foreclosure auction. This results in greater, much quicker cash flow for the investors than if the loan was administered properly and paid off over time.
The Importance of Recovering Enough in Between Intense Workouts
Aug 19th
One of the most vital ideas to remember about weightlifting, jogging, and exercise in general is that it is not the exact exercise that provides muscle growth and adaptation. Rather, it is the recovery from such training that leads to increases in athleticism.
This means that focusing on enough recovery is vitally important to increasing strength, speed, or endurance. And recovery encompasses numerous aspects of training, such as getting enough sleep, proper nutrition, stretching, and soft tissue {modalities|work| like foam rolling and massage.
Foreclosure mortgage modification
Thus, if you ever find yourself struggling to make gains, it may not be that you are not lifting enough weight or running fast enough. In fact, you may just need more time to recover and rest before another cycle of intense training days.
Lower Back Health and Single Leg Exercises
Aug 17th
Once a constant of almost every lifter’s workout, squats are coming under attack from numerous sectors of the fitness and health industries. There has been almost no evidence to indicate squatting — done with correct form — actually harms one’s back or knees, but single leg exercises are gaining in popularity.
In fact, while squats will not directly injure one’s lumbar spine, it seems that the strength of the low back is the weakest point in the chain when trying to move heavy weights with one’s lower body. Moving to single leg squats or rear foot elevated split squats still challenges the legs but takes the back out of the movement.
So should you take squats out of your workout program? Maybe, maybe not. But adding in a few single leg alternatives can help you keep gaining strength and protect the health of your lower back and spine.
Interleague Play – Cubs vs. Yankees
Aug 15th
MLB interleague play begins this week and will last throughout the league for the next 17 days. This week has two organizations meeting for the second time in their storied histories when the Yankees travel to the Windy City to take on the Cubs at Wrigley Field. The Yankees go into interleague play with the best record in baseball during this period (146-103), and with third baseman Alex Rodriguez pounding out an outstanding 176 RBI in his career in interleague play and closer Mariano Rivera the all-time interleague save leader. Odds makers believe they will blow into the Windy City and be successful in their three game series. The games will be played on Friday and Saturday afternoon and then the finale on Sunday evening.
It has been a somewhat disappointing season thus far for the Cubs. They have a 5 -10 record this month and are currently in fourth place in their division. The Yankees trail the league leading Red Sox in their respective division.
The main criticism of interleague play since it’s inception has been the loss of the DH for the AL, but it doesn’t seem to be an issue for fans. They pack the stadiums at a 12% higher rate over this 17 day period, and let’s face it, that is what really matters. The fans in Chicago want the Yankees to come play at Wrigley, no matter how poorly the Cubs are playing. This is the main attraction regarding this portion of the season. There are some rivalries developing, but the seem more forced than anything. Rivalry or not, fans want to see something different, so they will pack the parks and for the next 17 days, they will make baseball more important than anytime other than September and October.
Carefully Consider Payday Advance Loans if You are in Foreclosure
Aug 14th
Once foreclosure victims take out a payday loan to make the mortgage payment, they can easily fall into a cycle of not having suffcient funds to pay back one or the other, and then not having enough money to pay back either loan.
Audio Video Equipment Rental Salt Lake City, UT
Even if the advance is only a couple hundred dollars, interest rates can be several hundred percent, and the term of the loan is usually very short. Property owners may not want to find themselves in a position where they only have a couple weeks to pay back a loan with an annual 800% interest rate.
We have gotten emails from debtors in exactly this situation, who first had taken out several payday loans in order to pay the home loan, but wound up having to take out more and more just to pay back the previous ones.
